Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew, and damage. By catching these problems early you will save money on repairs in the future.

The sash is an interior frame that moves upwards and downwards in windows that open. This article will demonstrate how to carry out a few simple repairs to the sash.

Weather Stripping

Smooth the compound with your putty knife, and let it dry at least a day. When the putty is fully dried, you can apply a topcoat of acrylic latex. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports window sashes is prone to wearing out from time and usage, and the result can be a door or window that isn't able to open or close easily. The good thing is that fixing and replacing this hardware is typically relatively easy and affordable. If you are having trouble opening the sash, spray some grease into the jamb channel. Then slide the sash out to see if that fixes the issue. If not, the issue is likely to be with the sash balance and you'll need to take out the sash to gain access to this hardware.

Ideally, window sashes should swing open and closed with very little effort, however, this can be an issue when the weights are worn or if the sash that joins rail isn't properly glazed. This issue could be caused by a variety of factors such as a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are starting to sag, this can cause the sash's to drag and eventually hit the frame in the corner in the opposite direction of the hinge arm (Photo 1). To remedy the issue, make sure that the sash is centered in the frame's opening and take it off. If the sash has been attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Old windows, particularly those in older houses, can be difficult to close and open because of sagging hinges and an overall inefficiency. In most instances, a few easy repairs can turn these windows into smooth operators for the first time and save the homeowner cash on energy costs.

In order to make these repairs to sash it is essential to have all of the tools needed before you begin. Mark the hinge channel location on the frame (Photo 1) with pencil. This will make it easier to put the channel in the right position after you've finished. Take the sash off, and remove all the hardware including the parting beads cords, chains, and cords that keep the sash in place. Heat gun with nozzle shield and a medium setting will soften any hardened glue. Take off the old sash and store it in an bag that is labeled.

Sash Weights

Sash weights are able to be replaced to enhance the efficiency of your window sash and reduce the cost of energy. Sash weights are hefty lead or iron cylinders enclosed inside a hidden compartment and attached to the movable sash by rope. These weights function as counterbalances, which allows you to open and close the window without having to use mechanical or electrical devices. Take a measurement of the length of sash chain/sash cord required to reach the sash slot at the bottom, and the pulley at the top of the jamb. Cut the cord/chain and then fix it as described in the previous step. You can use a hammer and screws or nails, but nails are less likely to cause damage.

Unless you've bought an upgrade kit to replace the counterbalance system that was in place before, it's recommended to keep the original weights for balancing in place. They're not expensive and are easy to install if you buy them at architectural salvage stores. Depending on the size of your window, one or two sash weights might be required to keep it in an open position.
